Schooners Landing Rental Policies


Cleaning Fee

A cleaning fee will be added to each reservation for processing and is non-refundable upon cancellation. To avoid additional cleaning charges please take out the trash, wash the dishes, and leave the unit in a neat and orderly condition.


Advance Reservations

Reservations can be made up to twelve (12) months in advance. Rates, dates, and properties are not guaranteed. Rates, dates, and properties are subject to change without notice. A minimum payment of fifty (50) percent down per reservation is required at the time of booking the reservation. This advance payment is not a damage deposit.


Age Requirement

No reservations will be made to students or singles under the age of twenty-five. However, we understand extenuating circumstances may apply, please contact us for specific information.



Extreme weather and resort improvement projects may restrict certain accesses and amenities. Schooners Landing does not guarantee access to these items and will make no adjustment to rates or fees in the event of inconvenience caused by outages or ongoing projects.


Cancellation Policy

Cancellations requested a minimum of 60 days prior to arrival will be refunded 100% of all monies paid to that point. Cancellations requested between 30-59 days prior to arrival will be refunded 50% of all monies paid to that point. Cancellations requested within 29 days of arrival will receive no refunds of any kind. Cancellations made due to sickness, apprehension, or inclement weather will receive a credit voucher of monies paid.

Arrival and Departure Times

Check-in is 4:00 P.M. or later. Check-out is promptly at 10:00 A.M. To avoid additional cleaning charges please take out the trash, wash the dishes, and leave the unit in a neat and orderly condition. If an earlier check in or late check out is desired please call us to request this and we will do our best to accommodate you.


Schooners Landing has many planned improvements and additions in the near future. No refunds will be given for inconvenience caused by nearby construction.


Resort grills are available as a courtesy and are to be used solely at your own risk. Schooners Landing does not provide supplies for these items unless otherwise advertised.

Internet Access

Advertised internet access is not guaranteed, and service is subject to service providers. No compensation will be issued for disruptions of service.

Method of Payment

For all reservations the method of payment is by credit card (MasterCard, AMEX, or Visa) for the reservation fifty-percent (50%) deposit. Your final payment is due upon arrival.

Minimum Night Stay

Schooners Landing has a 3 night minimum stay. For last minute booking exceptions please call.


All Schooners Landing rental units list maximum sleeping availability to maintain appropriate comfort and reduce property wear and tear. Any excess of occupancy must be approved, or the guest may incur additional expenses and/or possible eviction. Please contact a us for questions regarding this policy and any flexibility that may be available.

Damage Reporting

At check-in, any present damage to the property must be reported within the first 24 hours. Any additional damage throughout the duration of your stay must be reported promptly when it occurs. Failure to report damage may result in additional charges to the reservation. Schooners Landing has the sole administrative authority of this policy and the exclusive right to determine the extent of repairs necessary as a consequence of the guest’s actions. Schooners Landing reserves the right to recover any damages resulting from any of the foregoing from guests. Schooners Landing is authorized to charge the card or cards on file for any damages suffered as a result of conduct or misconduct detailed in this paragraph.


Schooners Landing does not allow pets in any of our rental units.

Pool Policies

As the renter, you agree that you will use the pool at your own risk and that Schooners Landing will not be held responsible for the injuries sustained by you or your fellow guests or party members when using the swimming pool. You further agree that you will not permit any minor to swim in the pool unaccompanied by an adult.

•No lifeguard is on duty. All persons who use the pool

•No running, diving, or rough playing

•No glass in the pool area

•No food allowed in the pool

•Proper swimwear required

•Children in diapers must wear swim diapers at all times

•Shower before entering the pool or hot tub

Community Pools

Property Damage

In order to provide our guests with the best vacation possible, we ask that all damages and/or maintenance items within the property be reported upon arrival. Every effort will be made to correct items in a noninvasive, efficient manner. An active credit card is required to maintain the reservation and the integrity of the unit. By signing this agreement you waive your right to dispute any charges that are made to your credit card regarding this policy. Non-billing stipulations include:

•No damage to the property or theft.

•No violations of rental or association policies.

•Rental is left in a neat and orderly condition.

•All garbage is removed from the house and pool areas.

Schooners Landing will make every effort to notify you of impending charges; however, Schooners Landing reserves the right to bill the credit card for violations of this policy.


Smoking is strictly prohibited in all Resort Properties. Schooners Landing reserves the right to bill the credit card on file for violations of this policy. 


10% VAT will be added to ALL purchases. VAT is a tax charged on goods and services that registered businesses provide in The Bahamas.
